Even if you’ve already decided to move to South Padre Island, you may not know which community would suit you best. Port Isabel, Bayview, and Laguna Vista all offer something slightly different to residents. If you’re still choosing where to live on South Padre Island, check out our guide to these three communities below to see if they appeal to you!
Why South Padre Island Communities Are Unique
As you begin your tour of South Padre Island communities, you may be asking yourself, “What’s the big deal? Aren’t all communities pretty much the same?” For some areas, that may be true, but this is an island you are moving to, and life here offers a blend of the ordinary, the extraordinary, and the magical.
Our communities are unique. While each provides the coastal vibe that first interested you in our island, and the friendliness of neighbors who don’t know the meaning of the word stranger, plus an incredible selection of recreational activities, stunning natural landscapes, and proximity to all the biggest attractions, these communities each have their own charm.

Questions to Ask Yourself
We don’t like our clients suffering from any form of buyer’s remorse when choosing where to live on South Padre Island. Below, we’ve included questions related to each community to ask yourself. Being honest with your answers will make it easier to find your dream neighborhood.
About Laguna Vista
Considered a bedroom community of South Padre Island, Laguna Vista is a town located just off the island. Featuring a quiet, small-town vibe and proximity to the South Padre Island Golf Club, homeowners still enjoy all the benefits of island living without being forced to deal with the crowds during high tourist season.
Am I ok with not living on South Padre Island proper?
If you want the full island experience, choosing Laguna Vista may make you feel as if you are cheating yourself. The reality is that it is just a bridge and some water separating you, and most people will not care that this South Padre Island neighborhood isn’t on the island and will be perfectly content living island-adjacent.
Is there such a thing as too small a town?
Laguna Vista is a charming small town, filled with friendly people and wonderful amenities, but it is very small. Most conveniences, including shopping, groceries, and services such as vet offices, hospitals, and dental offices, can be found in nearby towns, but not in Laguna Vista itself. They are close to town, though, so the drive may be no different than what you face in your current hometown, even though the name on the welcome sign will be different.

Port Isabel’s Lifestyle
A little bigger than Laguna Vista and also located just off the island, Port Isabel is still considered a popular South Padre Island community. This is where your kids will go to school and where you will find the services, shops, and grocery stores that you won’t find in Laguna Vista. It is also a historic town, home to the Port Isabel Lighthouse, an extremely popular local attraction, but there are still some questions you should ask yourself, just to be sure.
What kind of commute to my job will I face?
Whether you are going to be working on the island or have a job located in any of the surrounding communities, the commute will always be the biggest question, especially if you have to cross the bridge to SPI. Fortunately, Port Isabel is close to the island, and often the commute is just 10 or so minutes. You may find there are times when it can be much longer, whether due to storms, accidents, or during high tourist season.
Can I handle the heat and humidity of summer?
This is a question that is not specific to the town of Port Isabel, as it is something you will have to face no matter where you live in this area. We can tell you that sea breezes do help keep the temperatures more bearable, and choosing a property with good air conditioning and a private pool will make it so you hardly notice either the heat or the humidity! And again, this works for any of the South Padre Island neighborhoods we have listed in this guide, so keep that in mind.

Bayview Living
Bayview is located on the island itself. This part of the island is close to the beaches, prominently featuring the salty sea breezes that will become your constant companion in life. Known for being a quiet community, even during tourist season, the properties located here take advantage of the stunning scenery by offering large decks or backyards.
Will the tourist crowds be a nuisance?
SPI is rapidly becoming one of the most popular tourist destinations in our state, and when choosing where to live on South Padre Island, you will need to take this into consideration. Roads and beaches will be busy, and wait times at your favorite restaurants will be longer. But you already knew all of these things when you decided to move here, and we can tell you that the quiet of the low tourist season will make all the difference.
Can I deal with the maintenance costs due to salt air corrosion?
Salt air, storms, even the heat and humidity will be something else to consider as you make the big move. These elements are not friendly to structures, and maintenance and upkeep costs are higher. Summer utility bills will be higher, and certain maintenance items will need to be engaged in more often, including painting. But for most of the year, you can live happily, inexpensively, and peacefully when you choose Bayview for your neighborhood on South Padre Island.
